The official launch date of 1000BrokerFee.com was October 20, 2003. We are currently renting apartments in Brooklyn and NYC and intend to be renting in all 5 boros in 2004.

The apartments available at 1000BrokerFee.com will have varying rent amounts. Apartments with unique or very desireable features (roof garden, large backyard, etc.) or an exceptional amount of space, may also be listed on 1000BrokerFee.com with added commissions.

Studios, 1-4 bedrooms, lofts - whatever - just a simple flat $1000 commission is applied.

We meet with you, we will show you the apartments you're interested in, we answer your questions, but when you are ready to rent, you'll only pay a $1000 broker fee.  A licensed NY RE Agent will work with you in your apartment search working under a Licensed NY Real Estate Broker, Eagle Realty, Inc.  Some of our listings are posted on our web site with periodic updates. In situations involving shares on apartments with rent amounts exceeding $1,850, there will be an additional $500 added to our broker's fee.

After working as an agent under 2 high profile NYC brokers, the creator of 1000BrokerFee.com, Dennis Briganti has experienced what high commissons have done to the NYC rental market. "I have watched too many qualified renters walk out the door because they found the inflated fees insulting" said Briganti. "These people were often intelligent, financially capable and would be deemed fully qualified renters by any experienced rental agent yet the landlords or management companies will never see them".

Conventional Real Estates generally rent in one specific boro or territory and the commissions of 10% - 17% of the yearly rent can make moving into a simple $1900 apartment cost as much as $2000 to $3500 in fees.  Our objective in creating this unique pricing strategy is to give you a deal that can't be found anywhere else in NYC.  Our flat commission structure also gives the renter more leverage with the money saved to shop for an apartment with a higher rent amont. Our relationships with top NYC and Brooklyn landlords is reinforced and growing everyday. We fill their vacancies quicker which in turn brings you quality apartments that until now, have remained vacant longer than they had to be due to expensive, "deal discouraging" broker's commissions. Even Landlords that are strongly opposed to working with conventional brokers have decided to list their apartments with us.

If you would like an education to your intended area or if you are not familiar with the rent amounts, E-mail us.  We want discourage you from trying to gain an education from "looking around" with an agent in the field - it won't help you and it does not respect our time. 

Remain realistic with the rent amounts that you request. NYC and Brooklyn landlords are savvy and know what their property is worth so if you are looking for that "killer deal" you are in the wrong place. We offer a much needed service with a discounted commission but if you're looking for that $1,200, 1 Bedroom in SoHo you're only placing yourself far behind other renters who will pay the fair market value.
